Assured Return option is for those investors who need more from their money. Assured Returns are given by the builders to the investor who invest in their under construction project & they are mostly for commercial projects such as space in Business Park/IT Park, Malls, Shopping Plaza`s or Studio/ Service Apartments. In Assured Return option builder undertakes to give monthly returns to the investors on the amount paid by the investor as down payment by means of post dated cheques till such time the building is ready. Once the building is ready the builder then looks for suitable tenants and rents out the space to the Companies who are looking for large formats and floor plates. The area booked by each individual investor is jointly rented out to the prospective Tenant, at the same price or more which was being given to the investor by the builder. The Lease Term is normally between 3 to 9 years. So as an investor you have a good product in hand which gives you Monthly returns plus the escalation of the property prices. This product is applicable for all age groups and different cross section of investors, small or big but for maximizing escalation benefits you need to be a long term player!
